Six things that move the number
In rough order of impact, from projects we priced this year.
Moving water, gas or a wall
The single biggest variable. Cabinetry and stone are predictable; what happens inside walls and floors is not.
Cabinetry specification
Paint-grade maple Shaker overlay sits at the bottom of our range. Quartersawn white oak with inset doors sits at the top, and it is roughly a 40 percent difference.
Stone group and slab count
A kitchen that needs a second slab for one short run costs noticeably more than one that fits on a single slab.
Appliance package
Panel-ready and integrated appliances need custom fronts, tighter tolerances and more shop time than freestanding units.
House age and condition
Pre-1978 homes need lead-safe practices. Older service panels often need upgrading before an induction range.
Access and logistics
A third-floor condo with a two-hour elevator window costs more in labor than a ranch with a back door.
Six honest ways to spend less
None of these involve cheaper cabinetry. They involve scope, and scope is where the real money is. We will walk through all six at your consult if the budget is tight.
- Keep the sink and range where they are. Layout changes are where budgets move.
- Choose a single stone group for the whole kitchen rather than a feature island slab.
- Reface sound boxes and build new only where the plan needs to change.
- Pick overlay doors instead of inset and spend the difference on drawer interiors.
- Phase the work: cabinetry and stone now, flooring next year.
- Keep appliances you already own where the plan can accommodate them honestly.

Cost and payment, answered plainly
If a number here does not match a proposal you have been given elsewhere, bring the proposal in and we will read it with you.
Sample ranges for our work: cabinet refacing from about $14,500, a small or galley kitchen from about $26,000, and a full remodel from about $48,000. Larger projects with structural changes, premium stone and integrated appliances commonly land between $75,000 and $120,000. Every number here is illustrative and gets replaced by a fixed price after a measured site visit.
Usually because they are not describing the same job. Check whether the number includes permits, electrical upgrades, flooring, paint, appliance installation and the punch list. Our proposals itemize all of it so you can compare like with like.
A deposit at contract signing, then progress payments tied to completed stages rather than dates. The final payment is due after the punch list closes, not before. Everything is written into the contract and nothing changes without a signed change order.
Moving plumbing, gas or a bearing wall. Cabinetry and stone are predictable. Structural and mechanical changes inside walls and floors are where budgets move, which is why we identify them during design rather than during demolition.
